The distribution of wealth across Australia undergoes significant changes as Baby Boomers, born between 1946 and 1964, convert property holdings into more liquid forms like bank deposits and superannuation contributions. This shift not only bolsters their retirement security but also increases financial support for their children.
Key Shifts in Boomer Wealth
Analysis reveals that Baby Boomers maintain the largest holdings in cash and superannuation compared to other generations, reflecting a strategic pivot toward secure, accessible assets. Urban economist Terry Rawnsley, who examined these trends, noted, “The great wealth transfer is in full swing as Baby Boomers start downsizing properties and moving that wealth into cash. They are also beefing up their super accounts as they begin to spend in retirement or hand down wealth to their children.”
Boomer households lead with the highest average wealth at nearly $2.8 million. However, Generation X households, born between 1965 and 1980, hold the top average housing wealth at $1.46 million—surpassing Boomers by about $95,000.
Rising Parental Gifts and Inheritances
Financial assistance from Boomers to younger family members accelerates. Data from the Household Income and Labour Dynamics in Australia survey indicates that average annual parental gifts to individuals aged 35 to 54 rose 23 percent since 2013-14, reaching nearly $25,000. For those over 55, average inheritances increased by $103,000 over the same timeframe.
Projections suggest this trend will intensify, with an estimated $3.5 trillion in wealth expected to transfer from Boomers to later generations over the next two decades, according to a 2021 report on intergenerational transfers.
Peak Wealth and Property Dominance
Australia’s household wealth reaches its zenith between ages 55 and 64, averaging $2.5 million in the last financial year. Property forms the foundation of this prosperity, comprising almost 70 percent of total household assets. As of June 2025, average household net worth stands at $1.66 million, though median figures—representing the midpoint—often sit 45 percent lower due to wealth concentration among high-net-worth families.
Debt levels peak between ages 35 and 45, with average outstanding loans at $531,000.
Surges Among Younger Households
Younger groups show notable gains. Households aged 25 to 34 saw wealth rise 63 percent over five years to 2024-25, averaging $550,000. Rawnsley attributes this to first-time buyers who entered the market post-COVID amid low interest rates, capitalizing on subsequent price surges. He added, “This increase was largely driven by increased home ownership of young Australians, sparked by ultra-low interest rates in 2020 and 2021. However, with interest rates now at much higher levels, that home ownership window is now firmly closed.”
Despite these advances, home ownership rates for under-35s have declined sharply over three decades, particularly among low-income earners, limiting broader wealth accumulation.
Australia’s Global Wealth Standing
Sustained property value growth positions Australians among the world’s wealthiest. The 2025 Global Wealth Report indicates average per-person wealth at US$516,640 ($737,800), ranking fifth globally after Switzerland, the US, Hong Kong, and Luxembourg. For median wealth, Australia secures second place behind Luxembourg at US$268,424 ($383,390).
As the oldest Boomers approach 80 this year, these dynamics underscore evolving patterns in national wealth distribution.
