Analysis of housing data indicates that a household earning the area’s median income would allocate just 25.3 percent of its earnings to housing expenses. This comfortably falls within the widely accepted affordability benchmark of 30 percent.

Prospective buyers can find charming three-bedroom homes, complete with desirable features like a porch swing, for as little as $160,000. For individuals willing to undertake renovations, opportunities abound, including a 1,132-square-foot, three-bedroom fixer-upper listed for a mere $35,000.

Data tracking buyer interest reveals a significant uptick in inquiries from residents of major cities such as Kansas City, Chicago, Minneapolis, Denver, and Los Angeles. The city also boasts a diverse and stable employment landscape.

As the state capital, government employment forms the bedrock of the local economy, with nearly 10,000 state workers on payroll. Other significant employers contributing to the city’s economic vitality include the University of Kansas Health System St. Francis Campus, Stormont Vail Health, Goodyear Tire, Mars Wrigley, and Frito-Lay. This robust employment sector, anchored by government, healthcare, and manufacturing jobs, helps maintain strong incomes while keeping housing costs comparatively low.

Project manager Adam Outlaw, who relocated from Boston, cited the dramatically lower cost of living as a primary motivator for his move. “Being able to move around freely and park in a driveway is something I do not take for granted anymore,” Outlaw commented, highlighting the tangible lifestyle improvements.

While the allure of affordable housing is strong, prospective buyers in Topeka should be aware of certain potential challenges. These include limited housing inventory, higher property taxes, and increased costs for homeowners insurance, particularly due to risks associated with severe weather.

Situated in the heart of Tornado Alley, Kansas frequently experiences severe weather events, including tornadoes and hailstorms. This elevated storm risk leads to some of the highest homeowners insurance premiums in the country. Annual insurance costs can potentially exceed $5,000, depending on the specific property and coverage chosen.
