Arena REIT has announced a delay in its upcoming fiscal year 2026 earnings report, citing ongoing discussions with a key tenant, Edge Early Learning, which has requested rent relief. The real estate investment trust confirmed that despite this situation, its distributable income and distributions for FY2026 remain unaffected.

Arena REIT Reports Distribution Growth Amidst Tenant Negotiations

Arena REIT (ASX: ARF) has revealed that its annual distribution for the fiscal year 2026 has increased by 5.5%, reaching 19.25 cents per security. This figure aligns with the company’s previously issued guidance. The distribution for the June quarter, amounting to 4.8125 cents per security, was paid on August 6, 2026.

A significant portion of Arena REIT’s rental income, approximately 14%, is derived from its tenant Edge Early Learning. The REIT has confirmed that it received all rent payments from Edge up to July 31, 2026. However, the situation has become complex as Edge Early Learning has sought a deferral on its rent payments, which were due on August 3, 2026. This request came as Edge Early Learning is reportedly undergoing a business restructure.

In response to the missed rent payment, Arena REIT issued lease default notices to Edge Early Learning on August 4, 2026. To mitigate potential financial impact, Arena REIT holds approximately $4 million in bank guarantees and security deposits from Edge. The company has engaged McGrathNicol to provide advisory services and is currently evaluating various strategies to safeguard its rental income streams and the overall value of its assets.

Occupancy and Revenue Metrics

The REIT also provided an update on its portfolio’s performance. As of March 31, 2026, the average center occupancy within its stabilized portfolio stood at 76.7%. This represents a slight decrease from the 79.3% occupancy rate recorded in 2025. Despite the occupancy shift, the net rent to gross revenue ratio remained stable at 10.0% for the reporting period, indicating consistent revenue generation relative to overall income.

Postponement of FY2026 Results and Valuation Review

The most immediate consequence of the negotiations with Edge Early Learning is the postponement of Arena REIT’s FY2026 financial results announcement. The report, originally scheduled for release on August 12, 2026, has been rescheduled to allow for an independent valuation review of the properties leased to Edge Early Learning.
