A sprawling 639-acre golf estate in Perthshire, Scotland, developed by UAE billionaire Mahdi al-Tajir, has been put on the market. The property, known as gWest, was constructed nearly two decades ago with ambitious plans for a luxury resort but has largely remained unused by the public, earning it the moniker ‘ghost’ resort. Only al-Tajir, his family, and a select few guests have had the opportunity to experience the course.

A Vision for a Premier Scottish Resort

The Gleneagles golf course, situated in Blackford, Perthshire, was designed by acclaimed architect David McLay Kidd, who once lauded it as “the best inland site I’ve ever seen for a golf course.” The expansive site features an 18-hole championship course stretching approximately 7,300 yards, alongside a partially completed clubhouse. When initially conceived, the project was envisioned as one of Europe’s largest leisure complexes and Scotland’s most significant, intended to rival the nearby prestigious five-star Gleneagles resort.

The al-Tajir family, also proprietors of the Highland Spring bottled water company, harbored considerable expectations for the project, which was reportedly valued at around £500 million. Projections at the time suggested the development would create over 1,000 jobs and provide a substantial economic stimulus to the region. However, many of these grand aspirations failed to materialize fully. Factors cited for the project’s stagnation include the global recession, the Scottish independence referendum in 2014, and the subsequent impact of Brexit, all contributing to a halt in further development.

Knight Frank Invites Global Offers

Now, the independent property consultancy Knight Frank is handling the sale, inviting offers for the extensive estate. The property comes with existing planning consent for a significant residential component, including up to 170 housing plots. Additionally, the plans encompass a hotel and spa, various leisure and entertainment facilities, and accommodation for staff. This presents a new opportunity for a buyer to potentially realize the site’s original vision or implement a new development strategy.

Euan Kelly, a partner at Knight Frank Edinburgh, described gWest as a “once-in-a-lifetime asset” and anticipates considerable global interest. He highlighted the rarity of such an opportunity, particularly in a prime Scottish leisure and golf destination. “It is incredibly rare that an opportunity like gWest becomes available,” Kelly stated. “We’re expecting a huge amount of interest from across the globe in what could be a once-in-a-lifetime asset: a substantial consented resort development site, with a golf course designed by a celebrated architect, on one of Scotland’s most prestigious leisure locations.”

Kelly further commented on the potential for a new owner to advance the site’s development. “While the bold ambitions for the site have yet to fully come to fruition, a sale could see them take an important step forward and add another destination to Scotland’s, and Perthshire’s, strong tourist offering.”

A History of Ambitious Plans and Unforeseen Challenges

The estate was developed by the family of Mahdi Al Tajir, a prominent businessman and former UAE ambassador to the United Kingdom. The golf course itself was completed in 2009. Initial plans were extensive, including a proposed six-star hotel and luxury residences estimated to be worth up to £3 million each. However, a confluence of economic uncertainties, including the financial crisis that began in 2008, prevented the full realization of these plans.

Over the years, only a handful of golfers have had the privilege of playing the course. Among them are notable professionals such as Swedish player Henrik Stenson, Scottish European Tour professionals David Drysdale and Peter Whiteford, and the University of Stirling golf team led by Dean Robertson. The course’s exclusivity has added to its mystique, contrasting sharply with the widespread accessibility of Scotland’s approximately 560 other golf courses.

The Owner and His Business Interests

Mahdi Al-Tajir, the owner of the gWest estate, is a significant figure in Scottish business. He served as the first ambassador from the United Arab Emirates to the UK and maintains a residence near Stirling. Beyond his involvement in the golf development, Al-Tajir is widely recognized as the owner of Highland Spring, a leading bottled water company. In 2010, he was recognized among Scotland’s wealthiest individuals, with an estimated net worth of £1.6 billion.

The golf industry in Scotland is a substantial contributor to the national economy. In the 2024-25 period, it generated revenues of approximately £2.7 billion, with expectations of this figure rising to £3 billion in 2025-26. The sale of the gWest estate presents a unique opportunity to potentially invigorate a high-profile site within this economically vital sector, offering a new chapter for a project that has long held the promise of significant development.
